FOX Noosa provides a professional property management service giving properties the attention required protecting the landlord's valuable asset.
To achieve this we have adopted procedures that have been tested by many reputable offices associated with the Real Estate Institute and FOX. We are also aware of the need to keep up to date in the technological fields.
The property management division is fully computerized allowing us to offer precise and up to date information.

Regular, routine property inspections
We at FOX Noosa pride ourselves on conducting "routine inspections" thoroughly every three months.
We also carry out extensive entry inspections at the time the lease commences and a thorough exit inspection when the tenant vacates the property.
The exterior and interior of properties are inspected every three months.
Full written reports are sent to landlords within 2 days of the inspection.
These reports outline the condition of the property and any recommendations.
Maintenance.
Maintenance and repairs are arranged according to landlord instructions and with compliance with the Act in the case of an emergency.
Under the Residential Tenancies Act (1995) several changes have been made regarding maintenance.
It is now the responsibility of the owner to maintain the property in a 'reasonable' standard and to repair and maintain all chattels to a level consistent with the entry inspection report.
It is also the owner's responsibility to ensure security standards are of a 'reasonable' standard for a tenant. Door locks, window locks and security screens must be upgraded to an acceptable level.
Maintenance Staff
The trades people and maintenance staff we engage must have the following:
Current Workers Compensation coverage
Current Public Liability
Current licenses relevant to their trade
Offer competitive rates.
Demonstrate reliability and professional standards.
We will, if requested, use trades people of your own choice provided they meet the above criteria.

We provide statements at the end of each month, and are provided to you within 4 business days of the end of each month.
These statements detail all rent collected and payments of any maintenance accounts.
You may have your money transferred by EFT directly into your nominated bank account.
If you prefer a cheque will be forwarded to you.
At the end of the financial year we provide you with a fully comprehensive statement that will assist you with lodging your tax return.
